Happy New Year 2010. It is going to be better than 2009. Recently a pastor asked his participants, “Was 2009 a bad, especially stressful year?” Everyone raised a hand. Then he asked, “How many of you went without a meal, and how many of you didn’t have clothes?” A point well taken. I believe 2010 will definitely be happier than 2009 for many of us. 

Your Homeowners’ Board committees have been very busy and diligent in getting data and financials for our new management company, as well as interviewing for and filling our new Club Manager position. Many thanks to these committees for their extra effort as well as our other standing committee members. They all serve as volunteers and together form the foundation for maintaining and improving our neighborhood.

Be sure to mail your data sheet to Cedar Management promptly and be sure your payments are marked so your condominium and homeowners associations get proper credit.

Our last meeting was held December 14, 2009 with four homeowners in attendance. One topic of new business was in regards to the new cleaning service, Jan-Pro, that began cleaning the first week of December. The first week, they cleaned the carpet in all garden units; the second week they cleaned the garages.   

In the beginning we had asked that everyone move their vehicles from the carport, but this will not be necessary. They use a blower and can work around the cars. They will be cleaning the carports the second Sunday of each month beginning at noon.         

Each month they will brush down cobwebs and clean the windows. Please let us know if something has not been done to your satisfaction. We are also looking at having them be responsible for replacing burned out lights in and outside. I know there are quite a few out at this time and we will get this corrected as soon as possible.

You should have received a letter from Cedar Management about how the SBA loan was denied and each homeowner will need to pay the remainder of the special assessment in full or in 3 equal payments effective January 1, 2010. You will receive a statement with the amount you  owe, less what you have already paid. It would be wise to make out a separate check for the special assessment from you regular monthly dues and note on the check that it is for the special assessment. We truly hope this will be the last required assessment for awhile. Thanks for everyone’s cooperation.

Work has begun on many of the requests that were made by homeowners, such as:

Repairing peeling paint on buildings and roofs

bullet

Replacing shutters with maintenance free shutters since many have peeling paint

The board plans another walk through after the holidays to go over the lists the building coordinators gave us. We will keep you informed as we make additional changes such as:

Additional painting and replacing of light fixtures

bullet

Cleaning the gutters now that all the leaves have fallen

bullet

Replacing some of the tree stumps that have been removed to improve landscaping

bullet

Pressure washing the buildings in the spring after the pollen has fallen

Beginning January 1, 2010, you must mail your QHHA check to Cedar Management. This must be a separate check from your QHE fees and can no longer be left at the Club House or you may receive a late notice. You will be receiving a letter from Cedar Management with details.

We are still looking for a much needed Board Member. If interested, please send us your bio. We also need a volunteer from Building 5 to serve as Building Coordinator. Our next Board Meeting is Monday, January 11, 2010 at 7:00 p.m. We would love to see you there!

Winter is upon us. Please check your outside faucets and make sure the faucet protectors are in place. Reminder, your Jnauary 2010 assessment checks for QH South should no longer be placed in the mailbox at the Club House, but mailed to Mollie Jackson at: 7201 Quail Meadow Lane, Charlotte, NC 28210. I hope that everyone had a great holiday and that you’re ready for the New Year.  A white packet was dropped off at everyone's front door and we strongly recommend that you read and keep this information. It contains a copy of the QHW Rules and Regulations, as well as information pertaining to the QHW dues and special assessment that go into effect January first. A few other items:

Every homeowner is entitled to two parking spaces, one in the carport and one outside. If you are having a party, use common courtesy and ask your neighbors if your guests can park in their designated parking places. If your guest list exceeds the number of available spaces, then they must park elsewhere. At no time is a car allowed to park behind another car unless in the case of an emergency. A party is not an emergency.

There have been a couple of break-ins in the neighborhood. Always lock your door even if you're going out for just a few minutes. Keep purses out of sight so that someone looking in a window can't see it.

Cover outdoor faucets. While in all probability, they won't freeze—these buildings are old and you never know what might happen. If you don't cover the faucet as recommended, and the pipes do freeze, then you could be held financially responsible for any damage.

Let’s talk garbage! Today I was removing my emptied garbage can from the curb at the same time as another resident. There were several pieces of paper on the ground around her can, yet she didn’t pick them up. Even though these tasks may seem menial, please take time to pick up waste if you see it by your garbage can or elsewhere. This is a simple act that can help keep our neighborhood beautiful.

Some of our dead and missing shrubbery is being replaced. It looks great, thank you! The garden club has no activities planned for January. They're the ones who always put the pretty red bows on the lamp posts at Christmas, so thank you for doing that every year. 

In addition, our condolences go out to J.D. Morrison who just lost his daughter, Patricia Bishop, to cancer.  We're so sorry J.D. You're  in our thoughts and prayers.

Richard St. Onge, a writer for the Associated Content Web site, published his list of top 10 home improvements to make in 2010. What TLC does your home need to help improve its appearance and value this year?

A special thanks goes to fellow resident John Townsend, who is the new QHHA Architectural Committee member representing Single Family Homes. Thanks for recognizing the importance of this position and taking the lead!  

We’d also like to congratulate neighbors Dena and Andrew Hurst on the arrival of their son David Thomas Hurst on November 30, 2009. You may have seen the adorable blue stork in their yard celebrating this special event just in time for the holidays! David is also welcomed by his 2-year old sister Rachel.

Quail Hollow Architectural Committee Guidelines / Signage Reminder

In addition to the Rules and Regulations governing real estate signs (as outlined in the Declaration of Covenants, Conditions and Restrictions of Quail Hollow Homeowners Assn., Article X, (3)), this is a reminder of the Architectural Committee guidelines that were established in 1998 regarding the placement of For Sale and For Rent signs in the condominiums and patio homes. These guidelines must be followed by all condominium/patio home residents and their realtors.   

1. Units facing the street may place signs in a window. If the unit is a townhouse, it is preferred that signs are placed in a window on the second floor.

2. If the unit does not face the street and if the garage has a window facing the street, a sign may be placed in the garage window nearest the unit.

3. If the unit does not face the street and if the garage does not have a window facing the street, a sign may be placed in the shrubbery bed directly in front of the building in either East or South. As for the patio homes on Quail Lake Drive and the condominiums on Meadow Lakes Drive, small signs (not exceeding 12" x 18") may be placed in a visible location on the corner of Quail Meadow Lane and the beginning of the adjoining street, pointing to a home for sale. Further, a Realtor's sign or an appropriate Home For Sale sign may be conspicuously placed in a window or in the shrubbery bed of the home offered for sale.

4. On Saturday and Sunday between the hours of 1:00 and 6:00 pm, an open house sign may be placed on common property at the entrance to Quail Hollow Estates and in front of the building of the unit being sold or rented as long as the advertised unit is attended by the owner or Realtor.  The signs must be removed by 6:00 pm. For units on Quail Lake Drive and Meadow Lakes Drive, see paragraph 3.

5. Immediately after the sale/rental, the individual or agent placing any signs in Quail Hollow Estates is responsible for their removal.

Do not leave checks in the Club House mailbox as you may have done in the past.  Please note, the zip code in the paper version of the Newsletter that went out at the beginning of January was incorrect. Sorry for any confusion. Please use this zip code instead! Thanks. 

QHHA Communications / Let's Talk! 

You may have noticed a few changes to the QHHA Newsletter this month! As the outgoing Communications Chair, I hope you enjoy it and we welcome any feedback. As QHHA continues to make positive changes to its Board, committees and processes, I’ve decided now is a good time to step down and focus more on my family. A new Communications Chair will be named in the coming months, and I will continue to serve as a volunteer until then. In addition, the new Club Manager will assume Newsletter responsibilities and will be announced in the coming weeks. 

I have been proud to serve this community and trust the board to make further positive communications changes: continuing to solicit and listen to neighbor feedback, making improvements to the QHE Web site, and keeping an open, straight-forward and proactive dialogue between itself and our residents.

To that end, I have set up a new Communications mail box (let’s hope it works this time!) to ensure that as people may come and go in this position, emails regarding the neighborhood consistently come from one source. The new e-mail address is Communications@qhha.org. Please feel free to provide any feedback about the layout and design of the Newsletter or what additional information you’d like to see included.

I’d also like to give  a BIG thanks to Diane Burazer who dedicated more than 20 years to serving this community, including the publication of this Newsletter! Thanks Diane for all of your dedication before your retirement. The neighborhood appreciates
all you’ve done to keep the lines of communication open over the years.
